Step 1: Connect with a Local REALTOR®
Buying a home — especially your first — is exciting, but it can also feel overwhelming without guidance. The first step is to interview REALTORS® who work locally and understand Hendricks County’s neighborhoods, schools, and market conditions.
Indiana real estate law requires buyers to sign a Buyer Agency Agreement before an agent can represent them and show properties. This agreement ensures your REALTOR® is legally obligated to act in your best interests, negotiate on your behalf, and guide you through every step.

Once you’re pre-approved, your REALTOR® will create a personalized home search through MIBOR, the regional listing database used by all Central Indiana agents. This ensures you’re seeing active, accurate listings rather than outdated ones that might still appear on third-party sites.
You’ll receive automatic alerts for new listings that meet your criteria. Most new listings appear on Thursdays and Fridays, while Mondays and Tuesdays tend to be slower. You can also browse Realtor.com®, Zillow®, or Homes.com®, but remember — Realtor.com® updates most frequently. If you find a home you like, send it directly to your agent.
Step 4: Start Touring Homes
When you’re ready to view homes, your REALTOR® will coordinate showings. Sellers usually need at least two hours’ notice for appointments. Be mindful that many homes now have audio or video surveillance, so avoid discussing offers or personal details while inside.
If you attend open houses, always tell the hosting agent that you already have a REALTOR® and share their name. If you’re exploring new construction, your REALTOR® must accompany you on your first visit to the builder’s model home so they can represent you from the start. Builders’ sales agents represent the builder — not the buyer — so having your own agent ensures your interests are protected.
Avoid clicking “Contact Agent” on online listings — those links usually connect you to random agents unaffiliated with the property. Instead, send the address to your REALTOR®, who can provide details and set up the showing.
Step 5: Understand Today’s Market

Step 8: Prepare for Closing
Once inspections, title work, and financing are complete, your lender will issue a Closing Disclosure at least three business days before your scheduled closing. At closing, you’ll review and sign final documents, wire your cash to close, and receive the keys once the transaction is funded and recorded. Congratulations — you’re officially a homeowner!
