Your first home, step by step
1Get pre-approved
Before we start touring homes, you'll talk with a local lender to understand your budget and get pre-approved. This tells us your price range and shows sellers you're a serious buyer. I'll connect you with lenders I trust.
2Talk through your must-haves
We'll separate your non-negotiables (bedrooms, location, budget) from your wish-list items. This keeps our search focused and helps you make confident decisions when the right home appears.
3Tour homes together
I'll set up a personalized search so you see new listings that fit your criteria, then we'll tour the ones you love. I'll point out things first-time buyers often miss, from resale considerations to potential repair costs.
4Make a strong offer
When you find the one, I'll walk you through a competitive offer using local market data, and negotiate the best terms on your behalf. I'll explain every part of the contract so nothing feels like a surprise.
5Inspection & financing
We'll schedule your home inspection and I'll help you understand the report, focusing on what actually matters. Meanwhile, your lender finalizes the mortgage and the appraisal confirms the home's value.
6Closing day
You'll sign the final documents, bring your down payment and closing costs, and get the keys to your first home. I'll be right there with you to celebrate, it's the best part of my job.
A few things a lot of first-time buyers miss
✓Down payment help exists. You don't always need 20% down. FHA loans start around 3.5%, and VA and USDA loans can require 0%. Indiana also has down payment assistance programs for qualifying buyers.
✓Budget beyond the mortgage. Property taxes, homeowners insurance, utilities, and maintenance all add up. I'll help you picture the full monthly cost, not just the loan payment.
✓Closing costs are real. Plan for roughly 2 to 5% of the purchase price. Sometimes a seller will help cover them, which is something we can negotiate.
✓Get pre-approved before you shop. It's free, it sets your budget, and in a competitive market it's often what gets your offer taken seriously.
